BTO in a mature estate vs BTO in non-mature, which did you regret less?

My partner and I balloted and got a decent queue number for both a mature estate flat (pricier, longer wait) and a non-mature one (cheaper, faster). We keep going back and forth. For those who already MOP-ed, what did you actually feel five years in?

We took non-mature in Punggol back when it was still ulu and full of construction dust. First two years I complained non-stop, no proper coffee shop, everything need to drive or bus far. But fast forward, the whole area matured around us, MRT came, malls came, and our flat value went up nicely at MOP. The waiting was worth it for the price gap we saved. My honest view: if you're young and can tahan some inconvenience early, non-mature gives you more upside. Just make sure the URA masterplan shows amenities coming, don't gamble blindly on empty land.

We chose mature estate near my mum's place in Toa Payoh and zero regrets, but for a specific reason: childcare and eldercare. Being 8 minutes from grandma meant free babysitting and my kids grew up with her. That convenience is priceless when both parents work. Yes we paid a premium and the flat is older layout, but the resale demand in mature areas is always solid. My take: don't just compare price, think about your life stage. If you'll need family support for kids soon, mature estate near relatives pays for itself. If it's just the two of you and you want max savings, go non-mature.
