Just hit MOP on our BTO, sell now for the profit or hold?

Our BTO just cleared its 5-year MOP and resale prices in our estate have shot up. Part of us wants to cash out the paper gain and upgrade, part of us worries about buying back into an expensive market. How did you decide whether to sell after MOP?

Sold ours right after MOP and it worked out, but the paper gain is more of a mirage than people admit. Yes, you sell high, but you also BUY high into the same hot market, so the "profit" often just recycles into a bigger mortgage. Things we actually weighed: the CPF accrued interest you must refund on sale, which shrinks your cash proceeds, the resale levy if your next place is another subsidised flat, agent fees and stamp duties on the new purchase, and renovation all over again. It made sense for us because we genuinely needed more space for a growing family and could comfortably service the upgrade loan, the lifestyle gain was real, not just the number. If you're selling purely to chase the paper gain with nowhere better to go, you might end up with the same-sized flat and a fatter loan. Decide based on your actual housing needs and whether the new monthly commitment is sane, not on the exciting resale price alone.

Run the real net numbers before you get excited. Sale price minus outstanding loan, minus CPF refund with accrued interest, minus agent fee equals your actual cash. Then the new place: price plus stamp duty plus reno plus possible resale levy. When we did this honestly, our "huge profit" became a modest amount that mostly funded the upgrade. Not bad, but not the windfall the headline suggested. Do this sum first.

We held, and I'm glad. Fully paid-ish flat, low monthly outgoings, and we redirected what would've been a bigger mortgage into investments and the kids' education. A home you love and can easily afford is underrated versus constantly upgrading. Only sell if the new place genuinely improves your life, not because everyone else is flipping.
